  1. Validity of Quotation
    This quotation is valid for 14 calendar days from the date of issuance. If confirmation is received after this period, B.L.O.C. Design reserves the right to revise the quotation accordingly.
     
  2. Warranty
    Upon receipt of final payment within 14 days from the project handover date, B.L.O.C. Design shall provide a three (3) month warranty against manufacturing defects caused by defective materials or workmanship, commencing from the project completion date. This warranty excludes defects arising from normal wear and tear, abuse, negligence, misuse, improper care, or third-party modifications.
     
  3. Estimated Project Duration
    The estimated timeframe for project completion is:
    - 20-30 working days for condominium units
    - 40-50 working days for landed properties Subject to scope of work and customisation requirements. Project commencement is contingent upon:
    - Receipt of 50% deposit payment
    - Collection of keys and access cards for site access- Approval of renovation permit (permit deposit payable by client)
    - Clearance of major defects and written authorisation to commence work
    - Final confirmation of design plan by the clien
     
  4. Payment Schedule
    1st Payment (50%): Upon confirmation of project and prior to commencement
    2nd Payment (40%): Upon delivery of cabinets, fixtures, and fittings
    Final Payment (10%): Upon project handover
     
  5. Timely Payment & Progress
    Payments shall be made in accordance with the schedule above. As payments are progressive to support material procurement and labour costs, timely settlement is critical to avoid project delays.
     
  6. Consequences of Delayed Payment
    If payment is delayed, B.L.O.C. Design reserves the right to suspend all works and purchases until payment is received. The project timeline will be subject to renegotiation upon resumption.
     
  7. Retention of Title
    All goods supplied remain the property of B.L.O.C. Design until full payment is made. In the event of outstanding balances, B.L.O.C. Design reserves the right to remove or dismantle any installed furnishings or fittings equivalent to the unpaid amount.
     
  8. Design Authority & Product Finality
    The overall design and theme shall be based on B.L.O.C. Design's proprietary design templates. B.L.O.C. Design reserves the right to finalise the design, including the selection of furniture, fixtures, fittings, colours, and materials. Goods sold are non-returnable, non-exchangeable, and non-refundable, except in cases of confirmed manufacturing defects
     
  9. Site Vacating Requirement
    For safety, security, and operational efficiency, clients are required to vacate the property throughout the renovation period. This allows unobstructed access to our staff, suppliers, and subcontractors.
     
  10. Cancellation & Refund Policy
    In the event of project cancellation or termination by the client (without fault of B.L.O.C. Design), the client shall pay for all work completed and materials procured as of the cancellation date. A processing fee of 10% of the contract value or RM100 (whichever is higher) will apply for refund processing.
     
  11. Extension of Time (EOT)
    B.L.O.C. Design is entitled to an extension of time in the event of delays caused by:
    - Late design confirmation by the client or their appointed consultant
    - Incomplete prerequisite work by other contractors
    - Variations or additional orders requested by the client
     
  12. Variation of Contract
    Any amendments or variations to this contract shall be valid only if documented in writing and signed by both parties (or their authorised representatives).
     
  13. Force Majeure
    Neither party shall be liable for failure or delay in performance due to force majeure events, including but not limited to acts of God, strikes, war, natural disasters (fire, earthquake, flood), epidemics, pandemics, or government-imposed restrictions.
     
  14. COVID-19 Policy
    All B.L.O.C. Design staff are fully vaccinated (2 doses + booster). If COVID-19 PCR testing is required by property management, the cost shall be borne by the property owner/client.
     
  15. Late Payment Interest
    B.L.O.C. Design reserves the right to impose late interest at 18% per annum on any overdue payments.
     
  16. Liability & Indemnity
    B.L.O.C. Design shall not be liable for any indirect, incidental, or consequential damages arising from the project. The client agrees to indemnify and hold harmless B.L.O.C. Design and its affiliates from any claims, damages, or losses resulting from misuse, third-party interference, or failure to comply with post-renovation care guidelines.
     
  17. Defects Liability Period & Rectification
    The client shall notify B.L.O.C. Design in writing of any defects within 14 days from project handover. Rectification works (if applicable under warranty terms) will be carried out within a reasonable timeframe, subject to mutual scheduling.
     
  18. Governing Law & Jurisdiction
    This contract shall be governed by the laws of Malaysia, and both parties agree to submit to the exclusive jurisdiction of the courts of Malaysia.
